How do I see a property I am interested in?
The addresses of properties for rent can be seen on this website, or on a list at our office. If a property is of interest to you, contact one of our letting agents who will arrange to show you the property.

How much do I need to pay to move into the property?
Six weeks' rent is required. This is for: The first two weeks' rent in advance; one week's rent plus GST(12.5% as a letting fee); three weeks' rent as bond(This is one week's rent less than the Residential Tenancy Act says can be charged).

How do I pay my rent?
The first two weeks are paid in advance (See 'How much do I need to pay to move into the property?) After this initial payment, we ask that rent be paid by automatic payment. A receipt is not issued for this form of payment because your bank statement is your proof of payment.

How often can the rent be increased?
Under the Residential Tenancies Act rent cannot be increased within the first six months of any new tenancy or six months after the last increase. Notification must be made in writing 60 days prior. Rent can not be increased on a fixed term tenancy.

How often can the landlord inspect my property?
The landlord is required to give you 48 hours' notice prior to an inspection of your rental property. The property may be inspected between 8am and 7pm and not more than once every four weeks under the Residential Tenancy Act.

What happens if the owner decides to sell the property?
We will advise you of the owner's intentions and will talk to you about getting access to the property while it is being sold.
If the property is sold and the purchaser requires vacant possession you will be issued with 42 days' written notice. If you want to leave earlier you are bound by the Residential Tenancies act to provide 21 days' written notice to the landlord.

What happens if the owner wants to move back in?
We will give you 42 days' written notice if the owner or one of the owner's family members wants to occupy the property. If you want to leave earlier, you are bound by the Residential Tenancies act to provide 21 days written notice to the landlord.

What happens if the owner just wants me out?
The owner or his agent must give you 90 days' written notice to vacate the property. If you wish to leave earlier you are bound by the Residential Tenancies act to provide 21 days' written notice to the landlord.

How much notice do I need to give if I want to move?
You are required to provide 21 days' written notice to your landlord that you are vacating the property. You are bound by the Residential Tenancies Act to pay rent up until this date. The only exception is if the property can be re-tenanted before this date. The landlord cannot charge double rent on a property.

How do I give the keys back when I leave?
We will arrange a time to visit the property for a final inspection before you are due to leave. You can then give the keys to the property manager. In some cases the property manager will arrange for you to drop the keys back into our office.

How do I get my bond back?
After the final inspection we will arrange the release of your bond. If there has been damage to the property or the rent has not been paid up to date, all or a portion of the bond will be forfeited and will be paid to the owner.

Do I pay for insurance, or the landlord?
The landlord will pay for house insurance only. You are responsible for contents insurance. We also strongly recommend you include Tenants Liability Cover within your contents insurance.
